7. PROPERTY FACT SHEET - I WILL provide color property fact sheets for local and out-of-town buyer prospects in a flyer box on our sign post in front of your home.
8. DIRECT MARKETING - I WILL follow up on showings of your home from the showing agent and share this information with you without delay.
9. PROPERTY SIGN - I WILL place a GATEWAY REAL ESTATE For Sale sign on your property to generate calls from prospective buyers.
10. SECURITY KEY BOXES - I WILL install an electronic supra keybox on the property to allow showings of your home for when you are unavailable or don't want to be present during showings.
11. SHOWINGS - I WILL keep a written record of who has shown your home and when they were through.
12. WORLD WIDE WEB - I WILL promote your property on my personal web site, my company web site, through the multipul listing service web site and in many cases nationally on REALTOR.COM site, the NUMBER ONE real estate site anywhere.
13. NEIGHBORHOOD AWARNESS - I WILL announce to your neighborhood through the use of color post cards and other promotional material that your home is for sale. Neighbors account for almost 10% of the source for finding good buyers.
14. MARKETING STATUS REPORT - I WILL provide you with a Marketing Status Report, in writing or by phone, on a regular basis to keep you informed of changing market conditions, buyer activity, and the actions I have taken to promote your property.
15. SELLER DISCLOSURE - I WILL present your written disclosure to prospective buyers regarding the condition of the property, to assist them in preparing an offer.
16. HOME WARRANTY - I WILL provide you with information regarding a warranty on the operating systems of your home, to increase the marketability of your property and reduce your potential liability to the buyer.
17. FINANCING OPTIONS - I WILL show you various financing options for buyers of your property, and discuss the likely impact of each option on your sale.
18. BUYER PRE-QUALIFICATION - I WILL require buyers to present qualifying information with their Purchase Offer. My goal is to have the purchasers pre-qualified or pre-approved through a reputable lender by the time an offer on your home is presented.
19. OFFERS TO PURCHASE - I WILL review all offers as they are presented, and I will negotiate on your behalf to reach a sale with terms that are favorable for you.
20. ESCROW PROCESS - I WILL monitor your escrow and communicate with you the progress of the transaction, including the satisfaction of all contingencies and conditions during the transaction.
21. ESCROW INSTRUCTIONS - I WILL, at your request, be present during the signing of your escrow papers to ensure all items that have been agreed upon are properly documented.
22. CLOSING THE SALE - I WILL notify you when the property has transferred ownership and provide the buyer's agent with keys to the property by the time indicated in the offer.
23. AFTER CLOSE OF SALE - I WILL contact you after escrow has closed and follow up on any remaining needs you may have, and ensure you have copies of documentation on the transaction.
