1. BUYER COUNSELING SESSION - I WILL meet with you to discuss your needs and goals.
2. BUYER AGENCY AGREEMENT - I WILL explain to you the state requirements for agency.
3. HOME BUYERS GUIDE - I WILL present and explain to you the Home Buyer's Guide.
4. FINANCING PRE-QUALIFICATION - I WILL offer to arrange a pre-qualification or pre-approval appointment with a reputable lender to identify your range of affordability and to increase your negotiating strength.
5. PROPERTY VIEWING - I WILL show you properties that meet your specific needs and desires.
6. INSPECTION CONTINGENCY - I WILL explain to you the option of an inspection contingency.
7. HOME WARRANTY - I WILL present and explain the options of a home warranty plan.
8. ESTIMATE OF FUNDS REQUIRED - I WILL have your lender give you a preliminary estimate of closing costs, including your down payment for the transaction.
9. PREPARING OFFER TO PURCHASE - I WILL prepare a written offer, including all required addend, on your terms with the type of financing of your choice.
10. NEGOTIATION - I WILL explain the negotiation process of your Offer to Purchase.
11. PRESENTATION OF OFFER - I WILL when possible, present your Offer to Purchase directly to the seller in the presence of the listing agent.
12. ESCROW PROCESS - I WILL monitor your escrow and communicate with you the progress of the Offer to Purchase, including the satisfaction of all contingencies.
13. REVIEW SELLER DISCLOSURE - I WILL thoroughly review with you the seller's written disclosure statement pertaining to the property.
14. PROPERTY INSPECTIONS - I WILL recommend that you have pest or "whole house" inspection performed by a licensed professional.
15. PROPERTY DISCLOSURE REPORT- I WILL review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are revieled.
16. WALK-THROUGH - I WILL accompany you on a thorough walk-through of the property (if one is provided for in the Offer to Purchase) before closing the sale.
17. ESCROW INSTRUCTIONS - I WILL, at your request, be present during the signing of your escrow papers to ensure all items that have been agreed upon are properly documented.
18. CLOSING THE SALE - I WILL notify you when the property has transferred ownership and obtain the keys to the property from the seller's agent by the time indicated in the Offer to Purchase.
19. AFTER CLOSE OF SALE - I WILL contact you after escrow has closed and follow up on any remaining needs you may have, and ensure you have copies of documentation on the transaction.
20. CUSTOMER SATISFACTION - I WILL provide you with a customer satisfaction questionnaire to give you an opportunity to evaluate my services.
